The Isles is a Homeowners Association and not a Condominium Association


There are 379 homes in The Isles – 150 Capri Homes (attached), 174 Oakmonts and 55 Carlyles (both zero lot lines).

Each homeowner is responsible to carry insurance which is an HO3 policy

The current Association dues for 2024 billed quarterly are:

              Capri -                 $1,590/quarter

              Oakmont -           $1,717/quarter

              Carlyle -              $1,778/quarter

Capital Contribution Required at Closing – 2 months of base assessment

Included in the Association dues are:


              Basic Cable TV and High-Speed Internet Service with Comcast/Xfinity.  (1-800-Xfinity)

              Monthly Security Monitoring Fee through ADT (1-800-878-7806)

              Landscape maintenance

              Roof Cleaning Every 5 Years – Next scheduled date is in 2028/2029

Commonly Asked Questions:

  • Pickup trucks are allowed BUT must be parked in garage overnight

  • Pets in a reasonable number – no breed exception – pet must NOT be obnoxious or a nuisance

  • Easement on Zero Lot line is for roof overhang purposes only

  • Four (4) foot white aluminum fences may be installed WITH HOA/ACC approval

  • Swimming pools may be installed WITH HOA/ACC approval

  • Residents are allowed to rent the Clubhouse – Reservation Required

  • Trash Pickup Days – Wed. Full Service (household, recycle and bulk) – Sat. (household only)

  • Each homeowner is responsible for roof replacement when required – both sides of a Capri will need to be done at the same time

  • No signs are permitted – only during Open House – see Open House Policy
